Goldwynne | Brand New Luxury Estate Community in Balzac, AB

Goldwynne will be a complete community unlike any other, providing residential, commercial and industrial land uses, designed with an objective of preserving the natural landscape. This will provide extensive open spaces with pathways, resulting in an urban style, but rural feeling community.


The planned area will be located within Rocky View County, approximately 1 kilometer south of the City of Airdrie boundary and next to the city of Calgary boundary to the south, and adjacent to Balzac in the west. These lands owned by Melcor Developments amount to 287 hectares and are in great position for easy access to major roadways - Highway 2 to the east, Highway 566 to the south, Range Road 11 to the west, and Township Road 264 to the north.




Balzac was established in 1910 when the Canadian Pacific Rail began operating in the area. Since then, we’ve seen a ton of commercial and industrial development, with a number of business parks including Cross Iron Mills Mall, New Horizon Mall, Costco, and multiple large company distribution centers.



This will be the first community to be built in the area and consist of residential, commercial, an assisted living facility, and recreation amenities including a golf course. The idea is that the development will also guide sustainable growth for Balzac and diversify the municipality’s economic base, while maintaining its distinct identity. Goldwynne will foster local services and employment centers, all while prioritizing nature and promoting rural living. It will offer a wide range of housing, with slightly lower density than other urban residential densities in surrounding areas.

Housing will account for 41% of the planned area, with a gross density of 4-5 units per acre. They will primarily be single family detached dwellings, with an average lot size being 30 meters in depth and 15 meters in width for homes with double car garages and 18 meters wide for triple. Homes will start from the $900,000s and range to over $1 million, square footage will start at 2,100. There will also be opportunities for attainable housing options such as manufactured homes, tiny homes, and accessory dwellings. The mixed use area will include a number of multi-units like row housing.




The site is currently comprised of rolling topography, grasslands, and agriculture lands, with a watercourse that flows southeast into Nose Creek. The northeast portion of the area will be capitalized for opportunities for views of the mountains.

Some of the community features will include:

  • Cul-de-sacs for less traffic and safer, quieter streets and promote neighborly interaction

  • Open spaces/greenspaces/ponds that will act as an enjoyable experience for nature right outside residents’ backyards, some homes will back directly onto them (200 acres approximately)

  • Walking paths to connect through blocks and behind residential properties with lighting

  • Organic design to give to feeling of really being in the countryside

  • HOA to manage maintenance and operation of amenities and waste pick up

  • A grand main entry with wide boulevards, landscaped median, and street trees

  • Dark sky policy to cut down on energy use, reducing the effects of light pollution

  • Wetlands will be integrated as a means for stormwater management

  • A portion of the land will be dedicated for a school site









Melcor Developments has started construction on the expansive neighborhood, with Akash Homes, Aspen Creek Designer Homes, Castellano Custom Homes, Green Cedar Homes, McKee Homes and Sterling Homes building in the first phase. Phasing is anticipated to occur in 16 phases, with the ultimate timeline depending on several factors like market conditions and costs, but approximated at a 15-20 year period. Showhomes are expected to open in the fall of 2023.
